Period of Hire . Lets are on a weekly basis (Saturday to Saturday ) and the maximum period of let is 3 weeks. Letting commences at 4pm on the day of arrival and terminates at 10am on the day of departure. The cottage is let only to the persons named on the booking form and is to be used for holiday purposes only. Electricity, heating oil, logs, bed linen and towels are included in the hire charge.
Booking & Payment. Bookings can be made by telephone or e-mail to the owner. On confirmation of availability a booking form will be forwarded to the Client for completion and is to be returned with a deposit of £100. The remaining balance of the hire charge shall be payable 4 weeks before commencement of the letting period. If the balance is not received by this date the owner will re-let the property for the period and the deposit will be forfeited by the client.
If bookings are made less than 4 weeks before the commencement of the letting period full payment will be required. On confirmation of booking the client will become responsible for the full hire charge. Payment may be made by cash, Euro’s or cheques drawn on UK banks.
Cancellation by client. Should a cancellation be made by the Client, the Owner will seek to re-let the property for the period of hire. If successful in doing so a full refund will be made, if not the deposit will be forfeited by the Client. If cancellation occurs less than 4 weeks prior to hire and the Owners are unable to re-let for the period, then the entire hire fee will be forfeited by the Client.
Cancellation by owner. If the cottage cannot be made available for the period booked due to events beyond the Owners' control and the Owner is forced to cancel the booking, the whole of the hire charge will be refunded and the Client will have no further claim against the Owner. Clients are strongly advised to take out a Holiday Cancellation Insurance Policy.
Pets/Smoking. There is a no pets/no smoking policy within the cottage.
Care of Property. The hirer is responsible for the cottage during the hire period and shall take reasonable and proper care of it, its furniture, pictures, fittings and effects in or on the property and leave them in the same clean and tidy condition and state of repair at the end of the letting period as at the beginning.
Breakages/Damage. Should there be any breakages/damage during your stay please advise the owner immediately. Replacement of any items will be charged to the client at cost.
Complaints. It is important that you enjoy your stay therefore if you have any complaints or problems during your stay please contact the owner as soon as possible.
Injury Loss or Damage. The use of the property and its equipment is entirely at the Client's risk and no responsibility can be accepted by the Owner for injury to the Client or a member of his or her party, or for injury loss or damage to their belongings, including motor vehicles.
Contract. The Contract of Hire is between the Client and Mrs Amanda Harper, the Owner of Ambleside.
