Period of Hire
Lets are on a weekly basis (Saturday to Saturday) and the maximum period of let is three weeks. Letting commences at 4pm on the day of arrival and terminates at 10am on the day of departure. The cottage is let only to the persons named in the booking and is to be used for holiday purposes only. Bed linen and towels are included in the hire charge.
Due to the increased cost of oil and electricity we will unfortunately have to charge for the use of these in excess of £20 per week for electricity & £25 per week for central heating. We will calculate how much has been used when you have left and contact you if necessary.
Short breaks of at least three nights may be possible in off-season periods - please contact us to discuss your requirements.
Booking and Payment
Contact by e-mail is recommended and messages are always answered promptly. If you prefer to phone, please do so, but if there is no reply please leave a message and we will return your call.
To confirm the reservation, a quarter of the total rate is required as a deposit.
The balance is payable six weeks before commencement of the letting period.
If the balance is not received by this date the owner will re-let the property for the period and the deposit will be forfeited by the client.
If bookings are made less than six weeks before the commencement of the letting period, full payment will be required. On confirmation of booking the client will become responsible for the full hire charge.
Payment may be made by bank transfer or cheque.
Cancellation by client
Should a cancellation be made by the client, the owner will seek to re-let the property for the period of hire. If successful in doing so a refund will be made, less a £25 admin fee; if not the deposit will be forfeited by the client. If cancellation occurs less than six weeks prior to hire and the owners are unable to re-let for the period, then the entire hire fee will be forfeited by the client.
Clients are advised to take out a holiday cancellation insurance policy.
Cancellation by owner
If the cottage cannot be made available for the period booked due to events beyond the owner’s control, and the owner is forced to cancel the booking, the whole of the hire charge will be refunded and the client will have no further claim against the owner.
There is a no smoking policy within the cottage.
Facilities, furnishings appliances and utensils may vary from those shown in photographs or otherwise described, but will be substantively the same in nature, quantity and quality, in so far as may be reasonably practicable under the circumstances obtaining at the time.
Care of Property
The hirer is responsible for the cottage during the hire period and shall take reasonable and proper care of it, its furniture, pictures, fittings and effects in or around the property and shall leave them in a clean and tidy condition and state of repair at the end of the letting period.
Please try to keep dogs downstairs and never allow them on the beds.
A good housekeeping deposit of £50 is payable with the main balance and will be returned promptly if there are no damages.
Breakages/Damage
Damage - Should there be any breakages/damage during your stay please advise us immediately so that we have time to arrange repair/replacement before the next guests arrive.
Replacement of any significant items will be charged at cost.
Complaints
Please inform us immediately if you have any problems or complaints and we will do our best to rectify the situation.
